Buildability

The 1,004 m² property with the land register number 1269/150 is located in a pure residential area of the municipality of Gröbenzell. According to the qualified development plan 34 from 1985 (last amended by statute 34E on 22.10.2010), it can be built on with a spacious single-family house or semi-detached house. Up to two full storeys are possible.

The measure of the building use allows a basic area number (GRZ) of 0.5. Altogether an area of 502 m² can be sealed on this plot number. This includes all floor areas according to BauNVO § 19, Para. 4, Sentence 1 Numbers 1-3 (e.g. garage, parking spaces, access roads, ancillary facilities, substructures). The additional allowance according to BauNVO is explicitly excluded according to the development plan (amendment of the development plan by statute 34c of 11.10.2002).

The maximum possible floor area (GF) on the property is 251. This corresponds to a floor area ratio (GFZ) of approx. 0.25. With this determination, it should be noted that the areas of recreation rooms in non-full storeys (e.g. attics) do not have to be taken into account (amendment of the development plan by statute 34B of 12.06.1998). Gröbenzell is located in the district of Fürstenfeldbruck directly on the outskirts of Munich and with good transport links to the city centre.
