The entire property is currently still occupied by a building dating from 1922. In terms of its substance, the old building does not qualify as economically and technically worth preserving. For this reason, the option for a new development is described below.

The property is not within the scope of a qualified development plan. The development potential is therefore governed by Section 34 BauGB - the type and scale of the development must fit in with the character of the immediate surroundings. According to the land use plan, the property is located in a general residential area.

In the neighborhood, there are detached houses, three-/four-person and semi-detached houses as well as individual, smaller apartment buildings. Most of these neighboring buildings have two full storeys and a mostly converted attic above. A simple development plan in the form of the so-called city map of the state capital of Munich defines a building boundary in the front area that is set back 5 meters from the southern property boundary.

The owners have already obtained a building permit that takes into account the aforementioned premises. Accordingly, a larger building can replace the existing building. The development of a semi-detached house appears to be particularly advantageous, which is why the planning permission covers this alternative.

Location

Aubing/Neuaubing is a popular residential area that combines a relatively central location with rural flair. Here you will find a naturally grown, intact environment; families in particular appreciate the close-to-nature life in direct proximity to the city. Traditional farms in Aubing still run their own farms and offer regional products in farm stores; there are also riding stables in the immediate vicinity. There are many beautiful recreational areas around Aubing. Langwieder See and Lußsee are two of the most popular bathing lakes in the Munich city area and are within cycling distance. The Aubinger Lohe invites you to take long walks in all seasons and is a tobogganing paradise in winter. A supermarket and a bakery are also within walking and cycling distance. There are further shopping facilities in nearby Germering.

In Aubing/Neuaubing there are several daycare centers (including a Montessori children's home) and an elementary school about 200 meters away; grammar schools can be found in neighboring Freiham, Pasing and Germering. The "Aubing" S-Bahn station (approx. 11 minutes' walk) and a nearby bus stop provide perfect public transport connections.
