A qualified development plan does not exist, the buildability is based on § 34 BauGB - the type and extent of the development must fit in with the character of the immediate surroundings. In the land use plan, the area is located in the "pure residential area" (WR). A simple development plan in the form of the so-called city base map of the state capital Munich defines building lines and building boundaries for the area. Thus, in the front area of the property, set back 5 meters from the property boundary (so-called front garden zone), there is a continuous building line running parallel to Millöckerstrasse. Approximately 15 meters to the west of and parallel to the building line, a so-called rear building boundary runs along the property, which is usually adhered to by the development in the quadrangle, i.e. is not exceeded. The building line and the rear building boundary together with the minimum boundary distances to the side neighborhood (3 meters) determine the maximum building window.
