Buildability

There is no qualified development plan for the area. The building law of the property is based on a simple development plan with building boundary or building line in connection with §34 BauGB, i.e. according to the type and extent of the surrounding development. The property is not listed. Likewise, no preservation statutes have been enacted in this area. A floor area of 400 m² seems possible. Assuming a development factor of 0.85, this results in a living space of approx. 340 m².

Location

The property is located in a very quiet location in the middle of a grown residential area (Tempo-30 zone) with pure resident traffic. Large plots with old trees create an idyllic environment. The wide green strip, which creates an enchanting forest scenery opposite the house, is to be emphasized.

The infrastructure is extremely family-friendly. The Sprengel primary school on Gänselieselstraße with all-day classes and after-school care is only about a 10-minute walk away. There is a bus stop within walking distance (line 55 to Ostbahnhof). With the U5 (station "Neuperlach Süd") or the S7 (station "Neubiberg") you can reach the Munich city in about 15 minutes, by car in about 20 minutes. The airport can be reached in about 35 minutes.

Waldperlach is a popular, intact residential area in the southeast of Munich, which is characterized by a family-friendly atmosphere and a high recreational and leisure value.
