Is new construction generally more expensive than a used property?

If only the price per m² of living space is taken into account, new buildings can be up to 50 % more expensive than existing properties.

However, this does not take into account the different state of the art and the architecture of the property. If these differences in quality are also taken into account, a new building is approximately 10% - 20% higher than an existing property, as the buyer also acquires a great deal of design freedom.

Exceptions are listed old buildings, which are sometimes significantly above the new construction prices. Above all the ever higher editions of the energy saving regulation (EnEV) drive the building costs up in the last years - and thus the new building prices. In the Germany-wide view the prices for new building rose since the year 2007 by nearly 40 %. By comparison, the cost of old buildings has only risen by 24 %.
