Buildability

There is no qualified development plan for the area, so the buildability is governed by Section 34 of the German Building Code (BauGB) - the type and extent of the development must fit in with the character of the immediate surroundings. A simple development plan in the form of the so-called city base map of the state capital Munich determines building lines and building boundaries. The drawn building line of the offered property is approx. 12 meters in the east and approx. 26 meters in the south. The drawn rear building boundary in the north is between 3 and 4.5 meters from the property line. The rear building limits are already partially exceeded in the neighborhood by newer development.

In the land use plan, the area is in the "pure residential area" (WR), underground parking facilities are partially present. In the neighborhood exist mainly single and double houses in open construction. This neighboring development was realized with 3 full stories or with 2 full stories and an attic above (in different forms).

Location

The well cut corner plot is very quietly situated near Herkomerplatz. A mature villa development, spacious plots and old trees characterize the image of this noble residential area. The location is particularly characterized by its proximity to the city center and to the green spaces of the Isar and the English Garden.

At Herkomer- and Rosenkavalierplatz you will find all stores for your daily needs. Kindergartens, schools, bus, streetcar and the subway station "Arabellapark" are within easy reach - as are popular restaurants "Trattoria Alba" and "Freisinger Hof". Bicycle and walking paths lead to the English Garden and to St. Emmeram with its famous beer garden. In addition to the Sprengel elementary school (Oberföhringer Straße, with lunchtime supervision and after-school care), the private PHORMS Campus with bilingual kindergarten, elementary school and secondary school is located in the immediate vicinity.
