Thanks to its irretrievable location, the 1,221 m² building plot presented here can be described as an absolute rarity. As an alternative to this multi-family building ensemble, it is also conceivable to build a particularly spacious single-family villa with an outdoor pool and pool house and a living space of almost 500 m². The plot of land with the parcel number 1022/19 has an area of 1,221 m² and is not within the scope of a qualified development plan. The land use plan of the City of Munich shows this area as a "purely residential area" (WR). Without a qualified development plan, building law is governed by Section 34 BauGB - the type and extent of building use must fit in with the character of the immediate surroundings.

The so-called Stadtgrundkarte München (Munich city map) defines building lines and building boundaries for the area, which have not been taken into account several times in the (even recent) past and are to be qualified as "repealed". For some time now, larger apartment buildings have increasingly been built in this area, and underground parking garages are also available. A development study by LMT3 Architekten, who are advising us, shows that the depth of the plot that can be built on in the area may be up to 38 meters. The degree of building use, determined from example references in the neighborhood, results in a floor area ratio I of 0.27 and a floor area ratio of 0.71, for example.

On the basis of the above findings, LMT3 Architekten drew up four building variants, which are explained in more detail in the exposé.

Location

One of the largest and most beautiful landscaped parks in the world is right on the doorstep - just a few steps separate the property from the English Garden. The property offers the very rare opportunity to realize individual living dreams in one of Munich's most exclusive locations.

An extensive network of walking and cycling paths stretches along the Isar, inviting you to take a trip at any time of year.

The heart of Schwabing, Münchner Freiheit, with its numerous restaurants and excellent cultural offerings, can be reached by bike in around 10 minutes. A grocery store is just a few steps away from the apartment. A shopping center on Ungererstraße can be reached by bike in about 5 minutes. The family-friendly infrastructure is particularly noteworthy. Schwabing offers excellent daycare centers and schools, including bilingual daycare centers and the Bavarian International School (BIS) on Leopoldstraße.

The "Nordfriedhof" subway station provides a perfect connection to public transport; the Lufthansa Express bus to Munich Airport also runs from here.
