The standard land value is shown for an area within a municipality that is as homogeneous as possible and can also vary considerably within a municipality. If the property has unusual features (e.g. above-average view, special cut, oversize, slopes, etc.), this must be taken into account by means of a surcharge or discount. If the extent of possible building use deviates from the specifications of the standard land value, this must also be taken into account separately.
The degree of building use in residential construction is usually defined by the floor area ratio (GFZ). The floor area ratio is calculated by dividing the floor area by the size of the plot.
