Assuming that similar exemptions can be achieved on this plot, a floor area of up to approx. 364 m² (including 1/2 of the attic floor) and - with an expansion factor of 0.8 - a living area of up to around 307 m² is conceivable.

The building rights are based on a qualified development plan, whereby exemptions have been granted in the neighborhood.

The 818 m² plot with the parcel number 162/32 is located in a general residential area (WA) in Milbertshofen am Hart. According to the qualified development plan no. 462 dated 06.02.1974 of the City of Munich (last amended on 25.10.2023), it can be built on with a detached house. Two residential units can be realized.

According to the development plan, the degree of building use permits a building with a possible GRZ (floor area ratio) of 0.2. With a plot size of 818 m², this corresponds to a floor area of 163.6 m². The GFZ (floor area ratio) is set at 0.4 in the development plan. This means that a total floor area of 327.2 m² can be created. With a maximum roof pitch of 28 degrees (pitched roof prescribed), 2 full storeys may be built. The development plan also stipulates that a kneeling storey of 1 meter above the first full storey (if a second full storey is dispensed with) may be constructed. Dormer windows up to a width of 1.5 m are permitted.

As the development plan was drawn up in 1974, the areas of common rooms in non-full storeys, including the stairwells belonging to them and including their surrounding walls, are theoretically to be included in the calculation in accordance with the former BauNVO Section 20 (2) sentence 2. However, there are sufficient reference properties in the surrounding area with obviously granted exemptions, so that a larger building right that goes beyond the stipulations of the development plan also appears feasible.

Based on this basic information, the renowned architectural firm "mirror." has drawn up a development study. A development variant with conceivable possible exemptions was also drawn up.

Location

The Milbertshofen-Am Hart district combines a family-friendly infrastructure with a high leisure and recreational value. The primary and secondary school on Rockefellerstraße with all-day schooling and several childcare options as well as the Munich North state grammar school are each just a 15-minute walk away.

There are numerous shopping facilities such as supermarkets and drugstores in the immediate vicinity on Heidemannstraße and in the Euro-Industriepark. Discounters and a medical center are also within easy reach. There are excellent public transport connections, with the "Am Hart" subway station within easy walking distance. The Mittlerer Ring highway leads quickly to the A9; Munich Airport can be reached in approx. 25 minutes.

The location offers a wide range of leisure and recreational opportunities. You can quickly cycle to the Olympic Park, the quiet northern part of the English Garden and the Isar meadows. The nearby bathing lakes Lerchenauer-, Feldmochinger- and Fasaneriesee are green recreational oases in the middle of the city and offer walking paths, children's playgrounds and barbecue facilities.
