Buildability

The degree of building use according to the development plan allows a building with a possible GRZ (Grundflächenzahl) of 0.2. With the property size of 788 m², this corresponds to a floor area of 157.60 m². The GFZ (floor area ratio) is set by the development plan at 0.4. This means that a total floor area of 315 m² can be created. With a maximum roof pitch of 28 degrees (gable roof prescribed), 2 full storeys may be realised. The development plan further stipulates that a knee storey of 1 metre height above the first full storey (if a second full storey is waived) may be constructed. Dormer windows up to a width of 1.5 m are permitted.

Since the development plan was drawn up in 1974, according to the BauNVO § 20 para. 2 p. 2 at that time, the areas of recreation rooms in non-full storeys, including the stairwells belonging to them and including their surrounding walls, are to be included in the calculation. In the surrounding area, however, there are sufficient reference properties with obviously granted exemptions, so that a larger building right exceeding the stipulations of the development plan also appears to be probably realisable.

Based on this basic information, the renowned architectural firm "Studio Schützdeller" has prepared a development study that is classified as "certainly" feasible. Likewise a variant with probably possible exemptions was compiled.

Location

The Milbertshofen-Am Hart district combines a family-friendly infrastructure with a high recreational and leisure value. The primary school on Bernaysstraße, with full-day classes and several childcare options, is only about a 12-minute walk away. In the immediate vicinity, the Mira shopping centre offers several dozen shops under one roof, including a supermarket and pharmacies. Discounters and a medical centre are also within easy reach. Public transport connections are excellent, with the "Am Hart" underground station within easy walking distance. The Mittlerer Ring leads quickly to the A9; Munich airport can be reached in about 25 minutes.
