Munich - Neuhausen / Villenkolonie Neuwittelsbach

Architectural jewel from 1883 in noble, central prime location for redevelopment

The exclusive city villa offered by us is an architectural rarity in the villa colony of Neuwittelsbach, which is rich in architectural monuments. The listed object was designed in 1883 by Otto Lasne as half of a stately palace in the style of the Neo-Renaissance and sets a highlight directly in the roundel Neuwittelsbach. The imposing Luitpold Block on Brienner Strasse was also designed by the famous architect, among others.

Burnt brickwork is combined with cream-colored pilaster strips and ashlars to great effect; high French mullioned windows with sculptural surrounds reinforce the decidedly elegant impression.

The premises extend over approximately 320 m² of living space with rooms over 3.20 m high on the mezzanine and upper floors. In addition to the mezzanine, the upper floor and the fully developed attic, there is a garden floor with mostly daylight. The building is in need of extensive modernization, although the basic substance, especially the roof and the facade, is apparently in good condition. In this context, the rooms can be rearranged according to personal needs and equipped with the most modern living comfort.

The unique location in one of the most beautiful historical villa quarters of Munich is to be emphasized. The Neuwittelsbach villa colony was built in 1880 to the south of the Nymphenburg Palace Canal - and to this day, this district still conveys the distinguished elegance of the late 19th century. The surrounding infrastructure is optimal and, with excellent daycare centers, schools, sports and shopping facilities, also meets the requirements of a family with children.

Tax note: The tax incentive for the preservation of historical monuments allows taxpayers to deduct expenses incurred on an owner-occupied historical building as special expenses over a period of ten years. When renting out a monument, purchasers can deduct up to 9% of the construction costs for necessary construction measures each year for the first seven years and up to 7% for the following four years. The monument protection authority must recognize the modernization measure as necessary and the modernization may only begin after the conclusion of the purchase contract.

Currently, we also offer the other half of the villa for sale under the object number HS 1468.

Location

The exclusive property offered by us for sale is located directly at the historic traffic circle Neuwittelsbach, the center of the ensemble-protected villa colony Neuwittelsbach. With its exquisite architecture, the villa half characterizes the image of this stately residential area, which is one of the most privileged addresses in the city.

Only a few minutes' walk from the Nymphenburg Palace Canal, the excellent location combines the vibrant life around Rotkreuzplatz and along Nymphenburger Strasse with the impressive splendor of the palace grounds. Close to the center and yet still tranquil, green and quiet, Neuhausen and especially the Villenkolonie enchant with listed buildings, majestic trees and idyllic avenues.

The infrastructure is excellent. Within walking distance, you will find numerous, even upscale shopping opportunities (delicatessen Garibaldi, Herrmannsdorfer Landwerkstätten, organic and supermarkets, Galeria with gourmet department, weekly market). Restaurants such as Acetaia, Romans, Jacci, Broeding and others offer sophisticated cuisine within walking distance.
