The property can be redeveloped in accordance with the following specifications. Buildability is regulated by the qualified development plan of the municipality of Gräfelfing number 1J, which came into force on 13.10.2016.

The area is designated as a purely residential area; the minimum building plot size for this area is 750 m². A further real division of the property is therefore not possible, but a division could take place in accordance with the German Condominium Act. A total of up to three residential units may be built in one building.

Possible building types are detached or semi-detached houses in the constellation E + DG as well as E + I + DG. The floor area of the main building can be up to 287 m² in the first variant. The maximum possible areas on the storeys are variable and, in accordance with the qualified development plan, are based on the respective design of the building.
