Buildability

The property is not within the scope of a qualified development plan. The building law is therefore based on Section 34 BauGB (type and extent of building use must fit in with the character of the immediate surroundings). The land use plan of the municipality of Berg shows this area as "residential building land" (W).

Single-family, two-family, semi-detached and a smaller apartment building can be found in the immediate vicinity. The apartment building opposite has two full storeys with a converted attic with a pitched roof as well as an underground garage and additional outdoor parking spaces.

The existing old building is far from fully utilizing the building rights. It therefore makes economic sense to demolish the old building and build a new one, making optimum use of the building rights.
