Buildability

The property is located in the sought-after Munich district of Nymphenburg, between the Nymphenburg Schlosskanal and the Nymphenburg-Biedersteiner Kanal. It has a size of 755 m² and is not within the scope of a qualified development plan. Therefore, the building law is based on § 34 BauGB: The type and extent of building use must fit into the character of the immediate surroundings. Along the street, the simple development plan provides for a front building line set back by approx. 4.5 meters. Further boundaries of the building window do not exist. The land use plan of the state capital Munich shows this area as a "pure residential area" (WR).

In the immediate vicinity, single-family, two-family, double-family, row houses and smaller multi-family houses can be found. The structures have predominantly two full stories with a developed attic as a non-full story.
