Munich - Nymphenburg / Southern driveway avenue
sold

Historical rarity from 1740 in top location at the Schlosskanal

This detached, listed residential building was built around 1740 under Elector Karl Albrecht within sight of Nymphenburg Palace at virtually the same time as the two driveway avenues. The property can be considered one of the oldest buildings in Nymphenburg after the palace itself. In 1979/80, a careful core renovation was carried out in accordance with the preservation order, in the course of which historical details were restored or partially supplemented with antique building materials.

The baroque hipped roof building comprises two self-sufficient residential units (approx. 269 m² and 69 m²), each with its own outside access. The premises are distributed over a ground floor, an upper floor and a completely developed attic. In addition, there are utility and storage areas in the basement. Remarkable are the room heights up to approx. 2.80 and 2.90 meters in the ground and upper floor and up to approx. 4 meters in the airy attic.

There is a WEG with the back building built in 1979/80. A south terrace, a south balcony and a private garden share complete the property; in addition, there are two parking spaces in the underground garage of the rear building. The building, which is in need of modernization, with its unique history in the extended Nymphenburg Palace ensemble and its prominent location at one of the best addresses in Munich, undoubtedly represents a unique collector's property.
