Buildability

The area is designated as a pure residential area, the minimum building lot size for this area is 1,000 m². A further real division of the plot is therefore not possible, but a division according to the Condominium Act, for example for a double villa, could be made. A total of up to two residential units may be created in one building.

Permissible building types are single-family houses or semi-detached houses in the constellation E + DG as well as E + I + DG. The floor area of the main building can be up to 207 m² in the first variant. The maximum possible areas in the floors are variable and, following the qualified development plan No. 1B from 2011, are based on the respective design of the building structure.
