Buildability

The building law is based on a qualified development plan; however, a building permit for a multi-family house with various exemptions already exists. The property is located in a pure residential area in the municipality of Pullach and can be developed with a building according to the qualified development plan (variant 1) or according to the already approved planning of a multi-family house with 3 residential units and larger building rights (variant 2).

Variant 1: According to the qualified B-Plan Nr. 15 for the community of Pullach, the property can be built on with a single or double house. The permissible GRZ is 0.2 as well as the GFZ 0.3. Numerous special regulations nevertheless allow for a living space of approx. 300 m².

Variant 2: With the decision of 24.01.2019, the new construction of a 3-family house is approved. The decision provides for the following exemptions:

  • Construction of 3 instead of 2 residential units
  • Exceeding of the GF by approx. 82.5 m², so that a GFZ of 0.413 results.
