As a small, detached villa built according to plans of the renowned architectural office of August Exter in charming country house style, this property presents itself on a 650 m² garden plot in the heart of the villa colony I. Also the entire idyllic settlement with extensive garden city character was founded in 1892 by August Exter; the property exclusively offered by us for sale thus counts to the early development and is under monument protection. There is a permit for the addition or conversion of the existing living space of 149 m² to 218 m².
The building impresses with an almost original facade, which is characterized by a triangular bay window, round arched windows, wooden shutters, half-timbering and a ridge turret. The interior has already been gutted in preparation for the necessary renovation, there is a historic wooden staircase. As part of a new development, the upper middle-class charm of the late 19th century could be restored.
The living space extends over a mezzanine and an upper floor. The attic has served as a storage room so far, but can be included as a gallery. A vaulted cellar, typical of the building period, offers storage space. There is a permit for the construction of a two-storey extension as well as for the renovation of the listed structure and the conversion of the attic into a gallery. In this way, the total living space could be increased to approx. 218 m² and would offer an excellent setting for modern, family-friendly living with historical flair. According to the building permit, a carport must be built on the north side of the villa.
Approved conversion and extension proposal:
The design, approved on April 22, 2021, by the Planning Department of the City of Munich, envisages the demolition of the existing small east extension and the construction of a larger, two-story east extension to the individual monument, as well as the renovation of the existing building and the conversion of the attic to a gallery with internal staircase and additional skylights. In the course of the extension, the building permit provides for the obligatory construction of a carport. The ground floor and the upper floor can be significantly extended by the new extension. Thus in the first floor an approx. 23 m ² large combined kitchen/living room plus circulating terrace surfaces with south-east adjustment is added; in the upper floor an approx. 24 m ² large bedroom or study would develop. The attic gallery with a living area of approx. 19 m² would provide access to a possible roof terrace on the new extension. Through the approved extensions or conversions, the living space can be increased from approx. 149 m² to approx. 218 m². The approved carport on the north side of the villa promises additional comfort.
The neighboring houses, some of which are listed, also date back to the last years of the 19th century and were mainly built by the architectural firm August Exters. Thus, the offered property is located in the best historical environment.
This property is already sold.
