The 3,380 m² plot with the parcel number 595/9 in the municipality of Grünwald is currently built on with an existing building from the 1950s. This is considered to be economically and technically obsolete, which is why the following development potential is shown in accordance with the qualified development plan B 35 from 1996 (last amended by the 3rd amendment dated 03.04.2023).

This area of Grünwald provides for minimum plot sizes of 1,500 m², a further real division of the plot is therefore possible, and a further ideal division is also conceivable. Single and semi-detached houses with up to two full storeys can be built on the plot. The degree of building use permits a floor area ratio (GRZ) of 0.12. This means that a floor area of up to around 406 m² can be used for the buildings. The maximum possible floor area ratio (GFZ) on the property is set at up to 0.15. This corresponds to a floor area of around 507 m². The floor area according to the GFZ can either be distributed over two full storeys, for example with around 253.5 m² per full storey, or entirely on one first floor. In the latter variant, it should be noted that the maximum possible floor area of 406 m² may not be exceeded by the floor area of the main building (see comments on the GRZ above). In Grünwald, the local design statutes apply in the 2nd amended version of 31.07.2012. These regulate various design specifications for the buildings that are not regulated in the development plan (e.g. ridge height, wall height and roof pitch).

This stipulation does not have to take into account areas of recreation rooms on non-full storeys (such as attics) (see 1st amendment to the development plan dated 28.06.2005). Roof conversions up to a value-relevant floor area of ²⁄₃ of the full storey below are therefore very possible under these regulations.

For example, the following value-relevant floor area is created in the first floor plus second floor and converted attic variant (value-relevant area in the attic set at ²⁄₃; round):

approx. 253.5 m² on the first floor
approx. 253.5 m² on the second floor
approx. 169 m² in the attic (as a non-full floor)

A total of approx. 676 m² of total value-relevant floor space. Assuming an expansion factor of 0.85, this results in around 574.60 m² of living space.

The renowned architectural firm LMT3 Architekten, which is advising us, has prepared the following impressive volume studies with up to around 557 m² of living space in the "classic development with two mansard hipped-roof villas" variant based on the existing conditions.
