The property offered exclusively by us for sale is a 330 m² plot in a very quiet, pleasant location. The property is located in a pure residential street, which is mostly characterized by single-storey estate houses from the 1930s with large gardens. Thus, there is a very charming, almost idyllic garden city character here, which attracts mainly young families.

There are signs of a generational change in the neighborhood. Some of the estate houses have already been renovated and given a new lease of life; others have been replaced by modern buildings that blend harmoniously into the picture. The infrastructure is absolutely family-friendly, offering shopping facilities, daycare centers and schools as well as subway access within a short distance. Buildability

We assume that at least one new building with the footprint of the old building (approx. 64 m²) can be added directly adjacent (in closed development) to the neighboring building again. It is very likely that an additional 3-meter-long addition/extension on the south side, set back from the property line, is possible. This would create approximately 13.5 m² (3 m x 4.5 m) of additional floor space. This has already been done with the neighboring building.

The total floor area would thus be approx. 77.5 m². The attic, designed as a developed gable roof with a relatively steep pitch, would offer additional, value-relevant living space. Assuming that 66% value-relevant living space can be built in the attic, this results in a total of approx. 129 m² value-relevant living space. If a development factor of 0.87 is applied to the value-relevant living space, this would result in 112 m² of living space.

Laim is a lively district with a high quality of life. Thanks to its location close to the city center, Laim is one of the popular residential areas in the west of Munich and impresses with its mature, intact infrastructure and, in places, its endearing village character.

The Sprengel elementary school with after-school care and lunchtime supervision is about a 10-minute walk away. Daycare centers are also nearby. On Senftenauerstraße, which is only a few steps away, there are two excellently stocked supermarkets, bakers and butchers, a drugstore and a beverage market, a pharmacy and other amenities.
