Buildability

The property is located in the area covered by development plan no. 1H of the municipality of Gräfelfing. The area is designated as a purely residential area. Three residential units are possible on a maximum floor area of 258 m² plus extensions and ancillary facilities. Permitted building types are detached or semi-detached houses in the constellation E+DG as well as E+I+DG or also E+I+II with a flat roof.

The maximum possible areas on the storeys are variable and, in accordance with the qualified development plan, are based on the respective design of the building. A distinction is made between the number of planned full storeys and the possibility of adding value-relevant (usable for residential purposes) floor space in the attic (in short: wGF). The E+DG and E+1+DG variants lead to the greatest possible building rights. The usable floor area here is approx. 431 m² in each case. With an assumed expansion factor of 0.85, the living space would be approx. 366 m². For more details, please refer to the development plan 1H of the municipality of Gräfelfing.

The minimum building plot size for this area is 750 m². A further real division of the plot is therefore not possible, but a possible division, e.g. for a double villa, could be carried out in accordance with the Condominium Act.

The preliminary study for buildability used plots 385, 386, 387, 386/3, 386/2 as reference plots, some of which have solid buildings. However, as the development in the area is somewhat inhomogeneous overall, two variants were developed by the architects.
