This listed villa half is one of the first buildings to be built in the Villa Colony I, founded by August Exter in 1892, in a prominent yet quiet location directly on the Nymphenburg-Pasing Canal. Designed by the Munich architect Ludwig Statzner, the beautiful façade impresses with a curved cross gable, large-scale decorative reliefs, a charming ridge turret and a decorative chimney.
In front of the building is an enchanting garden, whose classical design reflects the year of construction. A geometric water basin and a rose arch form a wonderful prelude to this historic property with numerous original elements. The representation rooms on the mezzanine floor in particular convey the unique flair of the late 19th century with carpentry work presumably by the important Art Nouveau artist Richard Riemerschmid. An original staircase, coffered ceilings, wooden doors and floorboards underline this effect. The roof and windows were renewed in 2016.
