The property offered exclusively by us is a plot of land consisting of three different but directly contiguous parcel numbers. The total size of the property is 5,029 m². The property is located in the area of validity of the development plan No. 34 of the municipality of Gauting; the area is designated as a pure residential area. According to the development plan, there are six building windows for different sized buildings on the entire property.

In order to be able to better assess the development possibilities, the architectural office LMT3 was commissioned with the preparation of a development study. It assumes the construction of four semi-detached houses and two detached houses. Three semi-detached houses are planned on plots divided according to WEG. The detached houses are located on real divided plots, as well as one of the semi-detached houses. Taking into account the possibility of conversion in the attic and basement, a living space of approx. 1,524 m² is conceivable. Buildability

The building law is based on a qualified development plan; a development study for a possible single-family and semi-detached house development is already available. The offered property consists of three different, but directly connected parcel numbers. Altogether the property size amounts to 5,029 m². The property is located in the area of validity of the development plan No. 34 of the municipality of Gauting; the area is designated as a pure residential area.

According to the development plan, there are six construction windows for different sized buildings on the entire property. Two building windows are located directly on Hans-Carossa-Straße, four are located in the rear area. The rear plots can be accessed via a private road. With regard to a new, sensible subdivision of the plots and the possible development, we refer to the development study already discussed in advance with the building department of the municipality.

According to the development plan, the floor space ratio is set at 0.25. The maximum permissible floor space is 0.5. The maximum permissible floor area is defined separately for each individual building window in the plan section of the development plan. Staircases leading up to the top floor are to be included in the floor area.

Minimum plot sizes of 500 m² per semi-detached house and 600 m² per detached house are to be taken into account. Only detached houses are permitted. In a more concrete discussion with the local building authority, it was established that semi-detached houses can also be built on plots which cannot be divided in real terms in accordance with the regulations on minimum plot sizes (see above).

Location

Located in the countryside and yet close to the city, Stockdorf, the largest district of Gauting in the picturesque Würmtal valley, is one of the most sought-after residential areas southwest of Munich. The municipality, which belongs to the district of Starnberg, is highly valued for its upscale residential environment with its diverse cultural offerings and intact club life. The town center offers a sophisticated clientele an excellent, family-friendly infrastructure with the best shopping opportunities. The recreational facilities include tennis courts and horseback riding.

There are daycare centers on site, including Montessori, Waldorf and bilingual programs. There is an elementary school in Stockdorf itself, a middle school and a junior high school in Gauting, as well as the Otto-von-Taube-Gymnasium with a highly gifted remedial class. A school bus runs to the renowned Munich International School in Starnberg-Kempfenhausen. Golfing, sailing, cycling, hiking: The nearby Starnberger See and the Fünfseenland lure with a variety of leisure activities in the midst of a picturesque landscape.
