Buildability

The building law is based on § 34 BauGB, i.e. on the type and size of the surrounding buildings. A building boundary to the street and a building boundary to the west define the very generous building space.

The direct, northern neighbour in particular can serve as a reference case for the length and width of the building. The sloping terrain to the west has a positive effect on the height development. Thus, a basement is conceivable, which offers living space quality in terms of lighting.

A development study commissioned by us with two variants, which could already be verbally agreed in advance with the responsible team in the LBK, results in an expected floor area (GF) of up to approx. 2,000 m². Assuming an expansion factor of 82%, a residential area of up to approx. 1,600 m² is conceivable. Both a continuous development and a development with two buildings are conceivable. Reference cases are available in the neighbourhood.

Due to the complex building law situation, the architectural office LMT3 was commissioned, together with a specialist law firm, to develop possible development variants. These were discussed with LBK without obligation at an appointment on site.

Location

The property is situated on a slight slope facing Herzogpark. A mature villa development, spacious plots and old trees characterize the image of this noble residential area. The location is especially characterized by its proximity to the city center and to the green spaces of the Isar and the English Garden.

At Herkomer- and Rosenkavalierplatz you will find all shops for your daily needs. Kindergartens, schools, bus, tram and the subway station "Arabellapark" are easily accessible - as well as popular restaurants "Trattoria Alba" and "Freisinger Hof".
