The plot is partly on a slope and therefore offers a particularly attractive view over the Würm valley to the mountains. According to the qualified development plan 27 of the municipality of Krailling from 2004, it can be built on with a spacious multi-family house. On this basis, the renowned architectural firm Jacob & Spreng has prepared a development study for a multi-family house with approx. 819 m² of floor space. The development proposal comprises three full storeys, an extendable roof - as well as a garden storey as a non-full storey and an underground car park. With an extension factor of 0.8, this results in a living space of approx. 677 m². Particularly noteworthy is that the property has a right of way over the land parcel number 413/8 and is therefore also easily accessible via the Hackerberg.

Buildability

The property has a slope in parts and is also easily accessible via the Hackerberg.

According to the development plan, the specified wall height may be exceeded by 3 metres at the edge of the building at the foot of the slope, so that even more well-lit living space can be created. With a wall height of up to 9.60 metres on the uphill side and a possible wall height of up to 12.60 metres on the slope side, as well as a gable height of up to 12 metres on the uphill side, 3 full storeys can be created.

Based on these basic data, the renowned architectural office Jacob & Spreng has elaborated the following development study.

A conceivable development is a multi-family house with an underground garage (8 parking spaces and cellar rooms) and a garden floor, ground floor, first and second floor, as well as an attic floor above. Especially from the upper floors there are impressive views over the Würm valley to the mountains.

With a floor area (GF) of 225.60 m² on the ground floor and 192 m² on the 1st and 2nd upper floors, the maximum permissible GF of 609.60 m² would be created on the full floors in accordance with the development plan. In addition, the conversion of the attic would create a further floor area of 128 m² which can be used for residential purposes. In the garden floor there is also room for further floor space of up to 112.80 m² which can be used for residential purposes. The total floor space that can be converted for residential purposes is thus approx. 850 m². If an extension factor of 0.8 is assumed, a total living space of approx. 680 m² could be created.

There is no tree protection ordinance in the municipality of Krailling. The only tree in the north-eastern area of the property (formerly a chestnut tree), which is listed in the development plan as being worthy of protection and which could possibly obstruct the access to the basement, was removed some time ago with a felling permit.

Location

The property offered exclusively by us to the purchase lies absolutely quietly in a nice, grown residential area (tempo 30 zone) with cultivated, partly historical development and big gardens.

The environment is extremely family-friendly. In short walking distance there are shops for the daily needs (bakery, butcher's shop, greengrocer's and delicatessen, pharmacy, post office and bank). In the village there are supermarkets and discounters as well as several day-care centres (including bilingual and Montessori offers). The elementary school is only about 600 meters away and offers sinus classes (special mathematics support) as well as all-day classes. In Gauting, Planegg and Gräfelfing there are excellent grammar schools to choose from. Like all other Würmtal communities, Krailling is characterized by an intact social and club life and a sophisticated public.
