Buildability

The renowned architectural firm Studio Schützdeller has already prepared a development study for a large villa with ground floor and upper floor as full storeys.

The study envisages a two-storey structure with a flat roof as a single-family house together with a double garage and very generous use of the open spaces. The floor space of the main building is 212 m². In addition, a large main terrace with 46 m²; a side terrace with 28 m²; as well as a pool with 41 m² on the ground floor are planned. Two light trenches with a total of 37 m² provide for well livable expandable areas in the basement.

The value-relevant floor space in the ground floor amounts to 212 m ² and in the upper floor 167 m ². In total, this would result in 379 m² of living space.

Assuming a development factor of 0.85, this results in a calculated residential area of approx. 322 m² plus the areas in the basement and the terraces on the ground floor with a total gross area of approx. 74 m².
