Location

The historically grown part of Laim is one of the most sought-after residential areas in the west of Munich, offering a pleasant environment. The property is quietly located in the middle of an intact residential area (30 km/h zone). Laim's two major traffic arteries - Fürstenrieder Strasse and the A 96 - are a good distance away and, thanks to the buildings in between, do not cause any inconvenience.

The infrastructure is excellent. There is a discount store just around the corner; a bakery, supermarket and pharmacy are also within easy walking distance. Further shopping facilities, banks, post office etc. are available on Fürstenrieder Straße. The recreational value of this location is also excellent. The nearby Westpark is a popular outdoor paradise; the easily accessible ESV offers a wide range of sports from tennis to soccer and field hockey. The A95 and A96 highways take you quickly from Laim to the most beautiful vacation areas in Germany: the Alps, which are ideal for hiking and skiing, and the idyllic Fünfseen-Land region.

The public transport connections are also ideal. Several bus lines run along Fürstenrieder Straße, about five minutes' walk away. The "Laimer Platz" subway station is about a ten-minute walk away. From here you can reach the main train station and Stachus in just a few minutes.
