The approach of this procedure is the valuation on the basis of a sufficient number of comparative prices. The comparative value method is used for land, condominiums, terraced houses (conditional) and similar estate houses.
In this method of determining value, the valuation is carried out on the basis of the income that can be expected on the market. It is used for residential and commercial buildings, rented apartments, office properties and shops.
In the asset value method, the value is determined on the basis of the production costs (usually NHK 2000). This method is used for single-family houses, terraced houses (to a limited extent) and also in cases where none of the other valuation methods apply.
